Preliminary Landscape Appraisal

We have developed a methodology for preliminary landscape appraisals of large potential development sites in Greece to establish a foundation of baseline information, providing a sound basis for decision making.

Twenty parameters relating to legal, owenership, access, topography, natural features, cultural features and visual factors are mapped and then overlain to answer three key questions:

- Where CAN you build - Carrying capacity

- Where would you WANT to build - Best places

- Where is it EASIEST to build - Buildability

These three maps are then overlain, and by assigning different weights to the various factors we create a family of maps showing a continuum of development intensities.

This are tested against market costs and valuations to determine the maximum value for the site - not just maximise developement.

This result is then used as the basis for the Landscape Masterplanning to define, protect and enhance the Landscape Character Areas of the site and arrrange the major development elements on the site.
